Being a Kennewick painter who has painted hundreds of homes I’d like to stress the importance of keeping up on your home maintenance. I’ve seen the effects of trying to save money by not painting as often as you should and have also seen how that backfires and ends up costing more money in the long run. The typical siding used in Kennewick is a press-board product (think dense cardboard) that is great for reducing heat build-up in the hot sun because it is a lighter, less dense material but it does not hold up well to water penetration. Why would this matter in a desert like we live in, you ask? Most homes in Kennewick have access to irrigation water which is billed on a yearly flat rate no matter how much water you use so in Kennewick we use a LOT of water and too often much of that gets on our houses every day, sometimes even twice a day. This press-board material has a bottom edge that rarely gets enough paint on it to seal it up and prevent water penetration and that is the edge that water drops tend to hang on to for hours after the rain or the sprinkler stops. It ends up penetrating the wood fibers and swelling up to a point that it can never be sealed and thus necessitating the need for replacement.
We do siding board replacement but it does add to the cost of repainting which could have been avoided had the house just been painted soon enough after it was built.
I recommend re-painting any house in Kennewick that is still on its original paint job, even if the house is only 3 years old, especially if it ever gets wet from sprinklers.
